Your home has been built in accordance with and to the standards prescribed by the BC Building Code and municipal authorities, the stringent requirements of the Homeowner Protection Office (“HPO”), and our warranty provider.
The guarantee is as follows:
Two (2) Year Materials & Labour Warranty
- First 12 months — coverage for any defects in materials and labour
- First 15 months — coverage for any defects in materials and labour in the Common Property of a multi-unit building
- First 24 months — coverage for any defect in materials and labour supplied for the electrical, plumbing, heating, ventilation, and air conditioning delivery and distribution systems. In addition, coverage for any defect in materials and labour supplied for the exterior cladding, caulking, windows and doors that may lead to detachment or material damage to the new home
Five (5) Year Building Envelope Warranty
The five year building envelope warranty provides coverage for defects in the building envelope of a new home for up to five years. The defects covered include those which permit unintended water penetration such that it causes, or is likely to cause, material damage to the home.
Ten (10) Year Structural Defects Warranty
The ten year structural defects warranty covers any defect in materials and labour that results in the failure of a load bearing part of the home, and any defect which causes structural damage that materially and adversely affects the use of the home for residential occupancy.
Although the construction of your home was carefully supervised, because of the nature of wood, concrete, and other building materials some service work might be required. It is MOSAIC’s commitment to repair defects in workmanship, where such defects become evident within one year from the closing date of the home. Manufacturer’s warranties apply to most other building materials. MOSAIC shall, to the extent permitted by manufacturers or suppliers, assign to you the benefits of any warranty on the products used to build your home. Regarding drywall repairs, MOSAIC will repair shrinkage cracks and nail pops that occur during the first year, at your request. MOSAIC will do them ONCE only; therefore it is best to save any drywall warranty requests until the tenth (10th) month of your warranty period to have them repaired. Please note that re-painting is not a part of the warranty service provided by MOSAIC. Interior repainting of any component of the home is the responsibility of the homeowner. In order to assist homeowners with paint touchups, MOSAIC provides a paint touch up kit for every home.
MOSAIC reserves the right to revoke this warranty or any part thereof if, in MOSAIC’s opinion, the deficiency is caused by abuse or neglect by the occupant. Negligence or improper care of the materials used in your home may render the manufacturer’s warranties null and void. Product manufacturers will supply you with proper care instructions for their products.
